Plumbing in DAMAC Lagoons — What to Expect

DAMAC Lagoons is built around a string of Mediterranean-themed clusters, Santorini, Venice, Nice, Costa Brava, Morocco and Andalusia among them, each wrapped around artificial lagoons and sandy shoreline features. Handovers have been rolling out cluster by cluster over the past few years, and with several sections still under active construction nearby, a lot of our call-outs here fall into two buckets: fresh workmanship snags on newly finished villas, and dust or debris-related blockages picked up while neighbouring plots are still being built.

Villas closer to the lagoons themselves bring an extra wrinkle we don't see as often elsewhere — ambient humidity from the water feature can sit against ground-floor walls and outdoor fittings, which sometimes gets mistaken for a plumbing leak when it's really just moisture from the surroundings. Part of our job on a lagoon-facing inspection is ruling that out properly, checking pipework and seals first before telling a homeowner it's condensation rather than a fault, or the other way round. Beyond that, the same first-year issues you'd expect from any large new-build rollout show up regularly, mixer valves not torqued down fully, irrigation lines left half-connected after landscaping, and water heaters installed with isolation valves the wrong way around.

Because DAMAC Lagoons is still expanding, we'd suggest new owners get a full plumbing and irrigation check done within the first few weeks of moving in rather than waiting, and again before extending any warranty period, since surrounding construction dust can work its way into external taps and garden lines even after a system has passed its initial pressure test.
